In the northern tiers it still seems to be a hot market, so if you can find the right deal where all the numbers line up, go for it. 

After acquisition, we furnished it, added a couple decks for a hot tub and solo stove fire pit, as well as a ton of string lights and were off to the races!

This is very useful.You could build a deck or gazebo to house a hot tub.

Also with plans to reduce industrial "intensity" in and around residential areas. 

Any tips for navigating the competition in such a hot market?

If so, I know credco for us sends someone to our office to make sure we are compliant.When we boarded on the IM side it was intense but I actually am glad to go through that process, it means they are serious about compliance.

This looks like a very nice property, such a pretty pool, do you also have hot tubs?

For example, I have a subject property that has 1682 SF on the main floor and 810 SF of finished basement (the majority of which is about 8 feet in height with the exception of some bulkheads to hide the mechanicals) and 271 of semi-finished basement that is a utility room basically (washer/dryer, freezer, hot water heater, furnace, some storage).

How long will you go without hot water before withholding rent, calling the city or just moving out?
