Escrow company sends me Escrow instructions to sign and move forward.

I really think a newbie can take your instruction guide above (and one posted by @Frank Wolter recently) and achieve success.

if you are fine with that, then the Sub2 buyer should simply instruct the attorney and/ or title company how they want to take title of property.
