It's a good location so I have had several inquiries from pizza, tacos, gyros, deli, etc. you name it.  

You may also want to ask when a member must be a guarantor of the loan, if a hard or soft credit inquiry is done, and if the loan reports to personal credit.cheers! 

Lead Shirpa is a great skip tracing service Yes you can target motivated sellers.We just made 43k from a Post card inquiry.

Even then the inquiries were a slow trickle (I used Zillow).

Be honest in the listing so you wont get unnecessary inquiries.  

I still get phone calls/emails and think that I have gotten over 100 inquiries after I already sold the property 10+ years ago.  

While I understand this may not be the best time for high demand, the lack of inquiries has been unusually low—something I’ve never experienced before.When I searched for similar rentals in the area, I discovered that my listing does not show up properly.

If you find someone (or multiple agents) who are taking advantage of similar marketing strategies, you can get more inquiries this way.Lastly, I'd recommend an email campaign to all buyer, listing, and rental agents who are active the same area as the rental listing.All the best!

Credit scores are a reflection of someone's ability to learning and understanding the rules of the game and haveing the discipline to play by them.If you already have good credit, already pay everything on time (autopay), then increaseing your limits will probably help you the most, because it gets your utilization down, ideally under 10%.Higher hanging fruits are average credit and account age (just have to wait for that I guess) and inquiries, which are sometimes unavoidable as real estate investors.  

Investors typically won't care that you're representing the seller and others will prefer that you're direct to seller.Listing it on the MLS will get the most inquiries for the property.
