Look into a DSCR, Debt Service Coverage Ratio, loan where the rental income can be used to qualify the cash out refinance instead of your personal income.To Your Success! 

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

The person calling you is on a money grab. you do not need a wyoming trust. 

Is there a point of contact person/business that handles all home investor concerns (general contractor, engineer, etc.)

Also, would this loan help build my personal credit, or would it only report to business credit bureaus under my LLC?

Be candid and do it in person.

A person doesn't have to like these new realities but realities they are none the less.

For example, they won't need to cover your personal belongings (furniture, clothing, etc.) because you won't be living there.A landlord policy should cost about the same as a homeowner's policy; it just changes what is covered.

I will make that proposal to the person I am talking and see where it goes.
