In BR the Red Stick REIA and The Ring are great and in NOLA their is the Westbank Real Estate Investors, Northshore REIA and NOREIA.

Include specifics about what's covered, overage charges, and how you'll track/bill utilities.

I suspect but dont know .. this has all the red flags of lenders to watch out for as in pump and dump due diligence schemes..

I’ve seen too many new builds stall because no one spotted the red tape early.

Labor, supply chain (we are on an island) and red tape: from offers and closing, to funding to permits.  

I don't know which nearby state you're considering (PA is probably the most attractive) but local municipalities will sometimes enforce extra red tape and/or protections for tenants beyond the state-norm.

Vetting Potential PartnersOnce I find a potential partner, what are some key questions I should ask or red flags I should look out for when vetting them?

We've only had one resident fail to pay rent, and it was someone who had all the usual red flags, but she also had a sick kid.
