I feel like over a short time horizon you can show positive cash flow, but the longer you own that house, the greater the chances of 1-2 incidents occurring that wipes out years of "profit".

I would push hard on HOA on what they are doing to treat it When one of my condos had a mouse problem they also went into every unit to treat and charged each homeowner which we were fine with because they also could see if there was a specific homeowner who was the cause and then after treatment go back after them for future incidents

The water incident happened in July 2023 and wanted compensation for damaged shoes and clothes but no mention of any further water leak nor any mold, the first mention of mold was Mar 7th of this month and there is mold so I need to remediate since insurance i doubt would cover and the tenant doesn't have the means, lessons learned, will update my lease and make sure they all have renters insurance.

I'd encourage you to speak to an attorney to make sure you are set up with good protection to cover any incident that may happen i.e. umbrella policy or increased liability coverage.

over the past 7 years I’ve had dealt with countless of bad contractors, several incidents with occupants of the neighborhood that the property is in ( once I walked in on squatters and got into a physical confrontation) , and of course the relentless pursuit of hungry investors calling me and any family member that tracing programs associates with me about wanting to buy my property all while dealing with a career/industry change and finishing college during a pandemic 😮💨.so here I am recent graduate ready to finally devote the majority of my focus to getting over my newbie investor hill.
