We added value by re-doing the whole house, installed vinyl floorings, rebuilt 2 and a half bathrooms, re-painted the whole house, replaced all the hardware in the house, installed new lighting, ceiling fans, re-painted the kitchen, and completely remodeled the upstairs.

Each unit in teh building has their own master water shutoff valve, so I can't imagine it will be that difficult to get some hardware + automated billing system through someone.

I got to the hardware store and pick things up. 

For cabinet hinges and hardware we are finding much cheaper yet still terrific options on Amazon.

like  who makes the water heater what is the model number and what are the stats.. and or what brand is the door hardware and what models.. and on and on and on..

(The argument about "74% of your first year's payments going towards interest-only" is completely irrelevant, because if you converted the whole loan to a first position HELOC, your Lender would still require the same - if not more - money out of your wallet each month, and you'd only be accelerating your pay down if you were forced to pay it back quicker, or if you volunteered to, because of all your excess income!)

Offer to run errands, make hardware store trips, bring capital to the table etc.

Could be from a stolen wallet, although I don't see that being likely months in advance.

But they definitely use high pressure sales tactics to get you to open your wallet.
