Hi Julian Greenway ,That's the exact same strategy I'm pursuing right now in order to move to Tampa.

I would just say that in my opinion the area will be changing sooner rather than later given the Proctor Creek Greenway, Mark Texeira development,  Westside Park and Quarry and streetscape improvements. 

I know this is an old post but I didn't see anyone mention the other options for mountain biking and just biking all along the Razorback Greenway that stretches 40 miles through the entire NWA region and the amazing trails that are tucked all through the area.

Detroit has several major projects underway including the construction of the Gordie Howe international crossing to Canada, the Joe Louis Greenway, the Riverwalk expansion and the several skyscrapers and Hotels downtown.

With the Proctor Creek Greenway and the bankhead marta station development cat's out of the bag on this area.

I managed residential buildings in historic Anacostia, Greenway, Deanwood, and elsewhere across the river, and my feeling is a lot of those neighborhoods still have a ways to go in terms of sustained improvements, even if sales are hot.
