Hey Joe,During all my reading/research, I have gotten much more comfortable with the idea of BRRRR, and have realized it's a great method.

-You can get a commercial loan and then use a LOC/BLOC/PM for just the rehab....There a few great methods to get creative.

I'm sure this is a thought several others have had so I'm trying to gather input from people to be rational.Leverage is clearly a great method to build wealth, but obviously with higher amounts of leverage, comes higher risk.

House hacking is a great method that many people do!

Driving for dollars is another great method but it also bears the cost of gasoline and wear & tear so I'll include it in this option as well.- Eventually if you stay consistent and keep drilling down on those leads you WILL get a deal.

That is a great method but does rely on volume and usually distressed sellers. 

House hacking is a great method for starting off, and helping manage an Airbnb would also be immensely helpful.

Since everyone is recommending cost seg here @Prithvi Sri, I'll throw in my two cents as well.While it is a great method, and I am obviously a firm believer in using the strategy, it may or may not be the right fit for you.

Finding someone (or several people) to partner with is a great method.  

BRRRR is a great method to get some passive income as well.
