Advice On Financing Acquisition and Rehabbing

There is an opportunity to purchase an office building for a deep discount but it is vacant and needs some cosmetic rehab. Great location and good cash flow once it is leased up. Is hard money the only option to finance a project like this? This is a distressed property listed for $800K and needs $200K for closing costs and rehab. Is hard money the only option? Is there any creative financing that you could recommend? Thank you very much.
