If you Dad owned continuously since 1982, there is an exemption for perk testing tract more than 10 acres in the same ownership for that long.

This way you can get a sense of what you can and cannot do before seeing it.Often times these communities are tract homes.

Some context would really help, i.e. are we talking about commercial zoned land or residential zoned land, and if we are talking about residential land, are we talking about low density/agricultural or land where you could put an SFR tract or row townhomes or even a dense apartment/condo project?

I am purchasing a house and 2.27 acres of land and from the same seller I am purchasing a second tract of 2.77 acres.

To put things in perspective, I have sold about fifty small lot tract maps throughouth LA over the past 15 years. 

That's a 1700ft 52 yr old tract lol.
