Radiant Barriers would seem like a top frontrunner with Florida's heavy sun but wondering if it would be enough insulation and how much it would deteriorate the shingles on the roof.Spray Foam is far too expensive to have others install but is still pricey for DIY.  

Memphis looks like the current front-runner for reasons I’m comfortable defending...feel free to try and talk me out of it if you must.

They are definitely a front runner and will be hard to beat. 

The front runner, in my limited opinion, is Cozy.co.If you google it, or even search on this site you will find plenty of owner/property managers using this software. 

Right now its my top front runner for my new CRM, I'm currently using command from KW and it is lacking.

So far with what I've found, the idea of house hacking a MFH seems to be the front runner for where to start best for someone as new as me.

It's becoming a front-runner for many REI's.I think even @Brandon Turner has been talking about adding VR's to his portfolio.
