I observe how they look at the property, what their demeanor tells me, what their car tells me, what their dress tells me, what their hygiene tells me, etc.

Here's a few: dress appropriately, have good hygiene, if you have biz cards make them look professional, buy a domain name for your email address, create a website, make sure your online profiles are up to date and professional, have a professional voicemail message, return phone calls and emails, don't give someone a dead fish handshake (own it), listen, take care when writing emails, and the list goes on.

Maybe a walk in shower with the window sealed up outside and inside and some nice sheet vinyl on the floor.Add a hand held shower head on a metal hose for hygienic purposes and to make cleaning the shower easier--many of them cost little, and an ADA bar or two to help prevent falls.

I told the tenant I would prorate rent for 6 days but would not be covering the hotel expenses because the major cause of the clog was tampons or feminine products.

If the vendor/plumber etc. comes and the tenant has failed to change the filter in the dryer or has feminine stuff or rags etc in the plumbing they pay.
