My belief is that RE allows for exploiting this inefficiency, as long as you're willing to accept the inherent risk.

It took me about 6 years to get "... a fountain built in the city of seattle..." because the guy, unfortunately, didn't die with $14 million dollars.Signed qcds not recorded are useless afaik, usually a sign of attempted exploitation, or people selling deeds to property they dont own, (an oldie but a goodie in the fraud world) or medicaid planning that was never completed. 

Either way, That's gotta be worth a few grand a month to the right 'ghost hunter' tenants who either enjoy them personally or exploit them professionally. or both. 

Fortunately, most scammers don't know the law they are trying to exploit very well, including the  exemptions.  

Not an excuse, but the reality the kind of chaos, confusion, and exploitation that happens after a hurricane.So, when I end up getting someone who's available, with a chainsaw, able to take action, who's offering to help clear the debris off the roof, who's driving a truck "BLT Trees and Landscaping" but said it will be all cash, I yielded. 

If every other loan broker shares your thoughts and has a hard time with odd numbers you should have a bias for action and exploit their weakness.

In negotiations, if you can gain inside information of the opposition it can put you in a great tactical advantage... assuming you've studied negotiations enough to know how to exploit it. 

The laws exist for a reason but somebody will always look to exploit them and violate the spirit, if not the letter, of the law.  

Remember that agents job is they are representing that seller, and they are going to exploit the fact that you dont have an agent.

Instead, I would focus on strategies that allow you to exploit your already existing relationships.
