I wish I could have started buying in 2012 but unfortunately I was a broke college kid and did not know about real estate investing.Personally I still think Columbus is going to continue to explode - "Columbus’ population grew 1.1% in the second half of last year, which is faster than any other city in the U.S." 

We will lose the homestead and that will cause a re-assesment and explode our property tax, but it is what it is.  

Everyone wants to be the rockstar who has bought low and then a couple years later values explode.

Rents shot through the roof as the demand exploded!     

I would certainly take the $80k to reinvest comparing to sitting on the equity over 30 years, but for the sake of my head not exploding with inflated numbers in the future, I wanted to only argue what it would look like to not touch the debt on the property as well. 

I would happily live next to the homes we and other similar operators' run; much better than the guys that have the marshals show up and the house explodes! 

A $20k time bomb just waiting to explode.

STR inventory in Pensacola exploded between 2020- and now which has driven down occupancy per unit and in some cases rates. 

HOWEVER, there are certain areas that are dealing with different layers, like.. massive migration to the Southeast Region of the US, which means tourist areas near those areas (beaches and mountains) are still exploding and breaking records for STR market cap (money spent by guests on rentals).

The syndication market exploded during a very unique time period that ended about 2 years ago.
