It's easy for people to say it's a scam because they expect to magically make money and when they don't they ruin the possible experience for others.  

Pretty easy to not check this and have a failure after you close...

I’ve heard from many (non-experts) that I’d need to stay for at least 5-7 years to avoid taking a significant financial hit, but that feels like a waking nightmare given how much this issue affects me.Financially, renting it out isn’t an easy solution either.

I've done one LLC in Illinois and it was easy: $75 to the state, one web form, draft up some routine procedural docs etc. 

It is too easy to scam over the internet.

Getting sellers to accept half-price offers wasn’t as easy as they say.

But We plan to build a deck on the land to start and then make it an easy place to camp on the land.

I knew that the property would be easy to sell to another investor or owner occupant, as it was affordable and a 3BR/2BA of 1,650SF so it checks the boxes for many prospective buyers.

Easy Peasy.

Residential usually the sellers are not savvy enough to go this route and usually just want their check at closing.In the end it all boils down to finding the deals.... thats not easy.
