@Nick Rivers If you've already taken courses and webinars, then the only thing that will help you become more proficient is by actually underwriting deals on a regular basis. 

You’re taxed on the sales price less adjusted cost basis (basis less depreciation), not taxed on the proceeds from the sale.

On the net-net basis you are barely going to get advantage compared to investing in the US.
