Lot's of euphoria and (can't lose) thinking and everyone wants to get in real estate,blah,blah,blah.

@Jesse Stahl very good advice I’m still waiting for the euphoria stage myself.

With this rush of euphoria, not many stocks are undervalued right now. 

Reality can cause euphoria but when the reality changes it can definitely cause doom.

The supply and labor shortages definitely have amplified the problem.Looks to me that we are at the "Euphoria" Stage.AS my Chinese buddy Sum Ting Wong says:

That should satisfy your concern on this matter.I believe the only reason Obama won the Nobel peace prize, was the euphoria that was going around the world after his election.

I don't know anything about the Colorado markets, but that kind of appreciation is not sustainable, and what goes up does actually come down, despite the usual euphoria to the contrary.

And euphoria and optimism are high (as evidenced by  some comments in this very thread!)
