@Rachel Chioreanu your PMC is following the law.Let's say the property suddenly becomes uninhabitable or the tenant is a victim of domestic abuse, both of which would legally get the tenant out of the remainder of their lease.Where would your PMC get the rent funds to reimburse the tenant if they've already disbursed the funds to you?

I don't know on #6, I've call cancelled expired listings with no equity for a living, I've helped out some sellers that had all kinds of issues going on including domestic abuse, breathing problems and in most cases headed towards foreclosure, their agent that the went expired had no solutions for them.

We still run the credit/background check on the individual but then make them an authorized guest of the person on the lease so that if/when things go south and it becomes a domestic issue the woman isn't put out of her own residence by the boyfriend.
