@John Morgan    It seems to be the prevailing theme a few have done it faster but playing the long game and being able to weather the ups and downs of owning RE and supporting oneself in the process is the challenge.

Some mortgage lenders offer TBD underwritten approval letters (one-tier above PreQualification) that can help distinguish offers to purchase.

Networking with them can be challenging, and extracting the specific information you need to transition into this space can be even more scarce and haphazard.To my knowledge, no certifications are required to officially label oneself as a developer.

There is no way to distinguish an honest syndication offer by someone with tons of experience and a great track record from a straight up Ponzi scheme. 

And we need to distinguish between passive income investments and passive investment that strive for capital gains and or increasing value.  

From what I consistently observe, the ability to complete the BRRRR investment strategy and recapitalize oneself is a key metric used in how many underwrite acquisitions.
