Hi All,I bought a single family converted duplex 136k from a wholesaler  and spent 200k so far as I did not get opportunity to do proper due diligence. 

This was my first property that I purchased solely as an investment, and I'm realizing I did not do my due diligence.

Upwork and Fiverr are okay, but you want to do your due diligence.

If you can get a note for 200K at no interest and you have completed your due diligence on this deal, then go for it. 

This experience taught me to trust my instincts more and never skip due diligence, even in areas I am less familiar with like basements and water intrusion.Any advice on how I should proceed would be greatly appreciated.

In just the past week, I've had to deny six applications from agent-led showings because the agents didn’t conduct proper due diligence upfront.

Of course it is very important to do proper due diligence on the investment and the operator.As far as self-directed IRA there are number of companies offering such service, this topic has been discussed here on the forum many times so you should search using this keyword and learn from those discussions.

DST Investors should add this possibility into your due diligence checklist. 

Check out investor lift, there are sometimes good deals on there, but make sure you vet the area and try to get a due diligence period on your offer, a lot of the times you can trust their ARV or their take on the condition of the home.

Spend some time learning and doing due diligence.
