I am not convinced this is a good path.

I was heading down a similar path and fortunately I cancelled my contract and forfeited my deposit. 

A smaller paid off portfolio seemed a lot easier to manage so that is the path I was on.. but I've come to the realization if I ever want to accumulate serious wealth I will have to use leverage and scale big. 

@Matthew C. this is definitely a dilema and I'm sorry to hear you're having these challenges. 

sign a master lease with a struggling office landlord, have revenue splits.This seems like your only path forward

Neither of which is happening with these out of state investors who believe section 8 is there path to early retirement.
