You can leverage the first deal you bought and your experience so far, which is a lot compared to someone starting.

You will only get what someone is willing to offer . 

Either you're going fix it or someone else will, but you'll pay them for the privilege.

I would recommend flying out there, getting to know the area on a detailed level  and talking to local investors (someone not trying to sell you anything).

We are interested in talking to someone who has experience in this particular investment. 

So, I decided to change my strategy and decided that I would purchase properties under my name and use my LLC to manage each one.

bringing on someone not only fiscally but also with experience in this type of rehab is key, as you will need to write a good scope and budget for the unknowns.
