Many investors get their license for access to MLS and/or to save money on real estate commissions when they buy & sell.It's a good strategy, but only if you are doing VOLUME!

I still need to verify this.I do not have a MLS yet on that area but:1. closing cost of the primary residence would probably be around $48k with 6% realtor commission on a $700k sale price.2.

For the public unless you're attending EVERY planning commission and city council/county commissioner meeting you wont hear all of the back and forth.  

Im a real estate broker that upon the delivery of the units I make a sales commission.  

I take a slightly different approach and try to partner with local vendors and get commission/kick backs. 

You could get a broker dealer but expect to pay 5-10% in commissions for every dollar raised.

Looks better for them and gaining a sale and higher property value gives a larger commission.

If I threw the money into SPY, it would be a 104% gain compared to walking away with an 80% gain after fees/commissions.
