I price higher far out and bring my prices closer to market as dates get closer.  

I've never spent money on inspections/environmental before having the property under contract.

Slightly increased the offer to quickly go under contract, but still had inspections and everything done before completing the deal.

On market, $6,000 over ask offer and waived inspections due to the pristine condition of the building and garage.

@Jonathan Klemm long term i'd like to be by the lake so I'd like to venture closer to the Lakeview East area, especially if I do a live-in flip type deal where I'd be living there for at least 2 of the 5 years after purchase.

Before jumping into the condo, I’d take a closer look at whether the $300/month cash flow is worth it compared to other options, like a small multi-family property or a property in a higher-yield market.

Look, this MTR of 30 days+ is completely arbitrary.  30 days stay is much closer in respect to tenant types to STR.  

I currently live in New Britain, 06051, but prefer the other end of town closer to Central CT State University, 06053.

When it was time for inspections, they told me, I can’t do that and the area is not deemed for multi family- which is a lie because both houses on either side of mine were duplex.
