The only thing the “45% of unsheltered homeless in the USA are in CA” statistic tells us is that more homeless people sleep outside in CA than other states, which makes sense because the weather is warmer there than a lot of other places where homeless people sleep in shelters.

Just based off statistics the vast majority of people (nevermind the vast majority of RE investors) will never replace their W2 income w/ RE income.

Remington, I own properties in Athens and while the data/statistics/analytics might look great - there are many challenges with actual operations. 

         Those are bold guarantees by @Diane G., especially for someone who recently started a thread asking if now is the right time to deploy capital in the RE market considering where we are in the current cycle.
