Rene Hosman What do you consider a "good" cash flow for a property in 2024?

I would say the cash flow would go up every year and that would usually be the case but my son will be moving into one unit probably for just the labor to rehab the last unit (collected rent will go down for a year).After that rehab is complete, at market rent I would have about $8k/month cash flow with underwriting that most would consider conservative (for example $1200/month allocated to maintenance/cap ex).

It also keeps to a nationalistic conservative agenda, and without capitalism, it is just cuts to programs, and no investment into other areas.

If you are very conservative purchase a fixer upper so you can force equity and hopefully have a low enough payment so that you can LTR the property or even sell for profit should the STR avenue not work.

I would be as conservative as possible in judging for cash flow. $38,000 would be amazing to get that, but of course, those are estimates and if it works out well.
