Now that we manage other peoples properties we really do not have the right to give deals, it would only put the owner and ourselves in legal trouble and breach of the contract.Remember, when that lease is signed it is a Bi-lateral contract, the tenant has to perform and the owner also has to perform.

@Justin Case Trading with ISOs does share some similarities with derivatives trading, but bilateral trading is another animal altogether.

If you still want to go ahead  consult with a specialized attorney and check the bilateral tax agreements with your countryyou may find 50% ltv loans with high rates which will hinder you returns and defeat the purpose of real estate investing which should be about taking advantage of leverage, mortgage interest deductions, depreciation, etc. that you would probably get in your countryAlso be aware that if you die while holding property in the US. the irs will levy a 50% estate tax on your assets.There is a way to avoid that but it involves creating complex structures with trusts etc..If you want cash flow los angeles is probably the worst place with sf and manhattan to look for.

Any financing accomplished becomes a bilateral agreement, I doubt you are aware of that as seems most wholesalers aren't aware, but you cannot assign your financing agreement (or part of your contract) to another buyer without obtaining specific consent of the seller/lender, that is simply uniform law in all states.
