I would recommend sitting down with an attorney so they can outline what the process will be like and their rent for closing the selling and what documents they'll need from you (if any because they can draft them).if you decide to sell to a residential buyer, make sure you're confirming that they are able to finance it or that they have cash to purchase it.

That bathroom would be conveniently located abutting the 5th bedroom, so we thought splitting that 8x12 space into two full bathrooms (1 reachable by the master bedroom and the other reachable by the 5th bedroom) may be beneficial, but we're torn.

I also use a 1-2 page document ready for the appraiser to share with them what has been done/completed on the house as well as a few "example properties" (aka comps) that I modeled the rehab after.
