“Producing a ready able and willing buyer” does not trigger a commissions due on the day you “produce” the buyer.....at the earliest, thus clause would kick in after the buyer fails to perform and has been found to be in default, usually by arbitration, a court proceeding or mutual agreement between the buyer and seller.

This is a BAD thing fo the property manager and at least puts everything into a formal arbitration arena where you might get a binding result w/o having to fork out legal fees.I highly doubt you would get any money for "lost rent" since an agreement to attempt to rent your place is not a contractual obligation to rent it to someone.
