If it is a private money/ commercial style  lender, it is a relatively simple process.

That has great data, but does it have sniper-style data like the MLS?

I'm thinking I can just write a simple letter giving notice that the lease will end at the end of 12 months letter style without citing any specific reasons. 

Most lenders will not consider the income from the basement if it's not a permitted to be used as living space. the appraiser will also note it on the report and the lender may not even be able to finance this, unless its a non-qm style lender. 

Should I invest into Ohio, or stick with Vegas?

My focus is on providing either turnkey-style space for those interested in temporary, infrequent use or long-term leasing for business folks who require conference room space (or perhaps event space).

But my personal experience tells me that this usually won’t be found in a national program run by the real estate marketing boys out of Las Vegas or Provo, Utah.
