So here’s what I’m guessing happened:You told the seller’s agent to spook the tenant -> Seller’s agent spooked tenant -> Tenant is acting like a spooked tenant At this point, it wouldn’t matter to me what someone else’s opinion on the tenant is.

If there’s no “for sale” sign in the front yard they probably don’t want to spook their tenants.

The wholesaler starts giving me all sorts of push back saying things like, “ the seller is starting to get spooked out and i don't think we can make that happen”.

Yes @Laura N. there are horror stories out there, but dont let that spook you out.

Looking back, it could've been way worse but it spooked my friend out so much he wanted out.

Not knowing your holding period isn't a good sign --as it often also means not knowing your exit strategy and will likely spook any anyone trying to fund a deal.From an FHA standpoint, 3.5% compared to 20% for down payment may be good (less hit to the wallet) but also may be moot in terms of getting a deal to make sense for a noob investor in LA.
