I’d just raise rent by $5 per month lol  At the end of the day it wouldn’t be about the $5, it’s the value it brings to the tenant. we may even wave the $5 so it would only be $12.99 a month  

Yeah I get where your coming from, I think we would wave the $5 on our end to make it 12.99 for the tenants.

It is an big responsibility being in charge of the profitability of the business and so many PMs (like real estate agents) have just ridden the wave for years.
