BP family- I bought a duplex with an attached ADU in a great part of San Francisco (lower pac heights, 94115) about a year ago.

In San Diego at the current rates for a purchase loan (which has better rates than an ADU additions) at high LTV, I show 1% does not cash flow on a sustained basis.  

As a major buyer in San Antonio, Dallas/ Fort Worth, and Houston, one challenge I often face is the limited inventory or lack of serious deals that come my way.
