Right now I am focusing on building a strong buyers list before I really hit the ground running on marketing for sellers.

But by thinking beyond the traditional wholesaler mindset and focusing on off-market acquisitions, this deal turned into an easy win.Not all motivated sellers are dealing with distress.

While it might be good to focus on newer 3/2/2 homes, if you catch a deal that is 2/1 and in the city next door to your target, it is always something to consider.

I focus on rural, single family and duplexes.

I feel like most investors focus too much on the right side of what I dubbed "The Wholesaler's Timeline".

Of course that’s because I’m focused on it as an owner.
