Hey @Kendra Lacarte, In Ontario you must use the standard provincial lease.This was made mandatory a couple of years ago.

I use the standard lease from my govt website (I'm in Canada and my provincial govt has standard leases).

Landlords should continue to push provincial landlord / tenant bodies to establish bad tenant / landlord registries.

The affordable homes (under $150K at the time) did not lose any value at all and, for certain property types actually appreciated during this time.Like everywhere in Utah, we have low inventory and the market is as "hot" by Cache Valley's provincial standards.  

If you do collect Social Insurance Numbers from applicants than you must provide protection (and proof of protection) of the applicant's SIN - and all other personal information - that is in conformance with your provincial privacy act - or PIPEDA if you operate in more than one province or your province does not have its own separate act.

Here in NB, we looked at the RFP for commercial spaces, but conditions and  requirements made the opportunity not attractive (for us).There are other locations where cannabis is sold on-line only (Ontario ... but that may be changing).You need to be current on the provincial regulation where you would like to operate ... and it is not entirely evident that the Ontario government is clear on the new regulations yet.

People are really bitter in particular about our current government, federally as well as the provincial NDP because every time it seems like things might get better, a new pipeline project gets cancelled.

There are great opportunities out there that you can participate in, if you don't become too provincial.
