So for you and your market and product, schools may be a factor in where you buy.You see MY MARKET is either the young professional (no kids or one under 5yrs old), the struggling single parent or young couple with no kids, or no more than 2 that are usually pre-school age, or the more mature but scraping to get by just looking for affordable rent.

I'm not trying to impugn the reputation of the folks you're looking at, but there are way too many red-flags for my comfort.That being said, I had occasion to rent to my daughter's preschool teachers family.

I remember when I was in high school there was our normal schools, then a place called the Career Center, where it had Mechanics class, EMT Training, preschool education classes, and then a class, I regret not taking, where they every school year the class built a small home on a trailer frame from start to finish, then it went to a family in need(from what I heard 10 years ago); they had licensed Electricians and plumbers do the specialty stuff but the rest was done by high schoolers.

It just seems silly to me that at age 40 with preschool age kids and baby at home that I should need to go back to work to help make ends meet or get ahead when we have so much equity in another property..
