I am currently working on phase 2; building 2 ADUs.The permits are already in the works but the biggest question is what is the best approach when funding these 2 ADUs BEFORE I have the equity from my home?

Try COGO funding, as this is their funding...go straight to them maybe?

They have one fund called the Ekahi fund which Jessi who commented above is in.

I have been investing mainly in trust deeds but like you got connected with Dave and just recently ended up investing in his fund, my primary reason was for diversification and because it is passive. 

I personally leverage, but have a large rainy day fund. 

It kind of depends on the type of properties you're looking for funding on.
