I understand that New York is a "lawyer closing state" and that the lawyers are intimately involved in every step of the process and that they generate an abstract of title before the closing, which apparently goes back to the time of the French-Indian Wars.The lawyer we retained to handle the sale will charge $750 for the abstract search and claims it will take 6 weeks to complete.

Then find "boots on the ground in SJ" who know the city ... in the interim, feel free to bounce any seriously considered deals off me.As a long-distance investor, I would strongly recommend you stay away from Indian Town (North end) .. there are a lot of "cheap" buildings there, but the prospects for the area are muted.

You can also throw in Palmer Park and Indian Village and a few others as well but you probably thinking the other areas that I didn't mention are war zones which they are..

funding with my own funds, but only paid 20k for the lot (4 unit lot) and plan to pay about 200-300K in building costs.I might just sit on it for 10 yrs as well... if I get 2K appreciation a year thats a 10% return.I also am intrigued on doing what indian tribes do - 50-99 yr long term lease on the land.as I probably could get $2000 a yr for the rest of my life.
