If you weren’t going to remodel in a year, I was going to suggest going with a 70’s theme - add some bright prints with orange or avocado green for curtains and pillows, macrame plant hangers, and dark Mediterranean furniture, which was popular back then. 

I was heavier at one time than many of the so called "giant tortoises", and they are huge.

Real Estate is a great way to make piles of cash fast but when you are just getting started without cash and little to no experience or education your investing tends to take off the starting line more like a tortoise.  

It's definitely not a get rich quick scheme, the tortoise and the hair come to mind when I am dealing with Real Estate Investing slow and steady wins the race.

Flipping and renting is like the tortoise and the hare race.

As Aesop's fable about the tortoise and the hare taught millennia ago, "Slow and steady wins the race." 

Downside is  203k loan is tons of paperwork and can move as slow as a tortoise.

I consider myself a tortoise in the race.
