Being that you mentioned that the personal residence would appreciate well, the favor lies with buying the personal residence.Generally, it's better to buy the investment property first, if you buy what will perform.

So we contacted our HVAC person and they agreed to come out on Monday 2/24/25 at 8am.

Finally got done building personal credit enough to seek pre-approval (as I have only just turned 21 years old).

Some won't accept personal or business checks. 

If you don't look at them before buying in person, you will get burned at some point and regret it.

I email all my documents as pdfs with password protection, then I text the passwords to the person receiving them. 

I have been told that it could be better to save the FHA loan for a later property (Possibly a personal one), if you can put 20% down for a standard 30-year fixed loan.
