The pest control will not matter if the tenant is not clean.The animals will eat the food,grease,trash instead of the poison.If there is nothing to eat they will ingest the poison and start to stay away.If you have a connected unit you do not own the problem could reside with those people and not your tenant.

@Daniel Lehrman First, I congratulate you for being able to see the benefit of real estate - in my experience, Financial advisors have completely ingested the Kool-aid and aren't able to see anything past a "standard diversified stock portfolio"  I can't even count how many broke financial advisors tried to tell me how I should be investing my money --- but I digress.As a real estate investor, a real estate license can be very valuable to you.... eventually - but don't think that getting your license will get you ready to start investing.

The permissible use areas and permissible manners are as follows: a qualified resident may use medical marijuana within the confines of his or her unit as long as the resident does not smoke marijuana in any manner but they may ingest or otherwise consume medical marijuana as long as it does not disturb other residents.

Most larger painters will be able to do it or know who can because it's a make work/money project for them.In my opinion this is a case of regulation gone nuts because unlike asbestos which can go airborne and cause cancer when disturbed, the lead in the paint is not a huge issue unless a lot of paint chips  are left lying around AND then ingested.
