The Internal Rate of Return is my holy grail of analysis. 

Just read yesterday SS facity was running with 0.25 dscr lol , it is not unheard of that GP that offer 1.8 dscr in practice it has 0.9 dscr with 85% occupancy.so what i am saying is try to understand the metrics first before saying holy moly this GP can't lose you any money.

We don't see that from wholesalers, who probably can't reach good deals in such a hot market.What areas do you think we should look at for that "holy grail" mix of budget + price/rent?

BUT, a line, although seen as the Holy Grail for investors, is not always the correct product.

I was like holy cow.. why no debt so you can make better returns.. they lived through the Japanese crash and once they exited they are VERY conservative with debt.

But then I dig for better context, and HOLY-COW, when I look at median list price, wowzers, yeah inventory is almost normal but that sure as heck isnt. 

Investor A's goes down 20%, Investor B's goes down 40% and Holy Cow, Investor C's has gone down 200%.
