What type of work will get you up everyday? 

I've been reading a ton here as well and am learning every day.

Properties are routinely hitting right at the 1% mark and generating good returns for investors.

See it everyday!  

There was a time when SSN's were routinely disclosed on our rental applications. 

Filling out the contract etc. is not that difficult but without being active in the market every day and having expertise that comes from doing deals all the time, beginner mistakes like this are going to be made and money is going to be left on the table every time.

Don't worry about minor complaints, you are doing a fine job.Just one question, ALL sites have a delay in data from MLS updates, and from court reported information, and so on, is that a function of a monthly update routine or can the information be updated a little more frequently? 

Dependable routine maintenance is a part of this property with a full time team on site at the villa. 

Start here...have a solid lease with an Addendum of dealbreakers/rules that are written in plain everyday language. 

That is where I'm at currently, trying to find a brokerage and/or envrionment where I can work under an established individual to gain more knowledge and find myself in the field everyday.
