If I had it to do over again, I wouldn't buy the 2 year old brick house with crown moulding and granite throughout, more expensive flooring and higher-end appliances.

We do business in NW Indiana and I'm in Crown Point, so I know the area well.

I have put light bulbs (new), a set of keyed-alike door locks (used), and solid wood crown molding (new - about $16 for 40 feet!)

The LVT is easier to work with than brittle tile that may chip or crack when you try to shape it just right. .And if there are multiple tubs with the same base profile, it will go pretty quick once you have a template.It won't be that bad....don't overthink it.....With the "crown molding" look to the bottom of the white tub, there may be a slight flare/lip to the very base...probably not, but just a thought if you are trying to put a piece of quarter round up against it$2200/month for 1 bedroom units...... damn....that's coastal CA for ya.....

So crown molding and a false box typically costs another $5 per linear foot.

Interior rehab im fine with such as needs kitchen, bathroom, carpet, doors, windows, base, case, crown,etc as i would do all of that work myself.My goal is cash flow.
