You can have two practically identical office buildings but the one in the CBD will have a lower cap rate because it will be more desired. 

Duplex is currently vacant but should easily rent as it is in a highly desirable area and retail has an existing tenant on month-to-month.Retail space is my main concern at the moment especially with the current tenant being a long(er) tenant as a Vape shop that most likely sells CBD and the likes.

All is well for about four months, until Chad ditches urban toast for the up and coming free trade CBD Vape scene on the west side of town.

Obviously property portfolios that are heavily invested in OZ's will be influenced by a different set of metrics than say one that is simply a market rate property in a CBD.

The cigarettes these days are becoming more taboo and the marijuana and CBD type oils less taboo in some areas.

During the decline of my boutique, I started a vape business right as CBD products were being introduced into the market and got a lot of pushback from tough regulations.

Most everything currently being built up is tailored to the distillation of CBD oils.

Downtown in my mind is the CBD, the Warehouse district, etc. 

I'm aware that CBD is definitely preferred, but are there investors who would seriously be interested in Wooden Frames nowadays?

I live and work in the Boston CBD, but it has become way over priced for me as an investor!
