A substantial portion of my real estate transactions 'work' because the borrower was paired with a lender offering unique qualification or feasible terms that meet or exceed the investors original ROI, COC, down payment or general investment goals. 

So, several years ago I switched to a basic electronic deadbolt paired with a plain doorknob (with no lock).

Pair that with maybe professors, traveling nurses (they would be longer than a week) or other corporate business I think I’ve found a niche here.

@William Silva your ideal start might be to pinpoint a few markets with lower barrier to entry as others have mentioned, then, find someone local to that market that you pair well with and do a smaller deal.
