I think another factor here in determining whether its a good investment is your age and your goals. 

Myself all but one of my deals is all cash no debt.. and of course on a personal level no debt is were we have to end up at retirement age. u cut down how many investments you need to make the same cash flow much better safer and easier.. but i get it for those starting out debt is pretty much required.
