Initial Equity: The discount you achieve when buying below market value.

You don't always have to incentivize a tenant with a discount to get the tenant to stay, nor keep rents stagnant, but it is good to be aware of the business impact with respect to cost too.

That was a substantial discount compared to my friends who were paying 2k+.

Whenever I have used seller financing as a buyer I always put in the note that the note holder must give me the first right of refusal to purchase my note at the same discount they are selling it at.

But i heard that there's scammers who prey on new listing discounts to try to take advantage of new hosts.. is this something I should be concerned about?

I think some folks search for discounts so that's a way for being promoted.Seems guest dont rent a 4 bedroom house unless they have triple the amount of guests they originally reserved for.  

You can cap the rates it charges, and if you have repeat guests you want to satisfy, provide them with a discount code. 

Don't discount your property and don't make the newbie mistake of renting to friends and family.

I guarantee virtually no one is meeting that rule in SD because they're all on here looking to buy in Cleveland or Detroit because in that market price to rent ratios are so askew that buying at a 50% discount probably doesn't get you the 1% rule. 

if there's no major rehab, it usually means you can't buy it at a deep enough discount for a BRRRR to work.
