Similar to the FUD factor.Fear of making a bad deal because of ignorance of what I NEED to know to make an educated decision(s).I am quickly fixing the ignorance part with lots of reading of RE books and with the excellent info and helpers on Bigger Pockets.Soon oh very soon deals will be made :) Actually I am in the process of building my "team" for RE deals.

I have been handing over wholesale buyers to MAJOR sellers / brokers for at least 20 years and have not made a DIME in Real Estate and Commercial Real Estate as a BIRD DOG, BIRD DOG helper, BIRD DOG asst., or plain old BIRD DOG, regardless of whether I signed an NDA, CA, or anything like it with the seller / broker.

There's are whole streets of duplexes in my target area built like this.Small places like the ones I'm describing, the roof, gutters, and chimney aren't particularly dangerous or complex for a single skilled handyman with Craigslist helpers to replace and maintain very cheaply.
